Located in the heart of the Upper West Side, 266 West 96th Street offers a fresh take on classic NYC, courtesy of SLCE Architects and developer Fetner Properties. The first new residential building to emerge on the Upper West Side in nearly a quarter century, Fetner's latest venture promises residents a blend of modern amenities and thoughtful, luxury design.
266 W 96 is more than just another residential building; it's a testament to reinvigorating the neighborhood. Situated amidst iconic landmarks like Central Park and Lincoln Center, 266 W 96 offers residents unparalleled access to the best of NYC. The 23-story structure boasts 171 residences, including 52 affordable housing units, ranging from furnished studios to three-bedroom apartments.
Fetner Properties worked with Resource Furniture's dedicated Contract Division to maximize space in the building's studio units with our line of transforming luxury furnishings. Their goal was to design move-in ready units that are flexible, purpose-driven, and already quipped with everything tenants could need.
Resource installed 80 of our Penelope Sofa wall beds, each with surrounding modular cabinetry. The Penelope Sofa elevates the classic wall bed design with its integrated bench-seat style sofa. To transform the studio spaces from day to night, simply remove the backrest cushions and release the safety locking mechanism to reveal a queen-size bed with a premium memory gel foam mattress.
Each unit also received a Genie height-adjusting coffee-to-dining table; the Genie effortlessly adjusts to any height between 4" and 29.5", allowing it to be used as a low coffee table, desk, or as a dining table for two. The best part? When fully lowered, the Genie table fits perfectly underneath the open wall bed—no need to rearrange your setup when it's time for bed.
All units feature sustainable, state-of-the-art smart appliances, luxury finishes and hardware, and plank flooring.
Amenities abound throughout the building, from on-site gym and two rooftop terraces to the pet spa, catering to the diverse needs of modern city dwellers. Each residence is equipped with upscale fixtures and finishes, smart appliances, and flexible floor plans to suit every lifestyle.
But perhaps what's most interest about 266 W 96 is its rich history—the foundation was once one of the original substations for the NYC subway system. The building has been carefully restored to honor its past while embracing the future. Fetner Properties and SLCE Architecture paid special attention to detail, taking care that every aspect of the building felt native to the community. Many of the original architectural details were preserved and refreshed, from the original entryway silhouette to the original cartouche fittings.
